The tasks of the Division of residential facilities management are as follows:

  • assigning flats owned by the City of Rijeka according to a list of priorities for letting out on lease flats, in accordance with the Decision on renting out flats, by concluding flat lease agreements
  • controlling the implementation of the flat lease agreements
  • initiating proceedings for breach of the lease agreement
  • managing the buildings in which the City of Rijeka is a co-owner
  • records of managers and monitoring the management of residential and business buildings on behalf of the City of Rijeka
  • keeping the property register of the City of Rijeka
  • keeping a file of flats in the territory of the city of Rijeka
  • managing the ONTIS database – a database that is the basis for issuing invoices of integrated housing costs to owners and users of flats and business premises in the city of Rijeka
  • concluding annexes to the flat sale contracts on which there were tenancy rights for the purpose of rectification or the purchase price of the flat as a lump sum payment
  • transferring the mortgage obligation and issuing cancellation statements under contracts for the sale of flats on which there were tenancy rights
  • issuing various certificates in the field of housing
  • implementing a procedure in order to establish a list of buyers, on the basis of which the procedure of selling flats according to the programme of subsidised housing construction is carried out, in accordance with the Decision on conditions and criteria for purchasing flats under the programme of subsidised housing construction
