The real estate purchase and sale agreement has been signed between the City of Rijeka, the utility company Rijeka plus and the company Best in Parking – development for the construction of the multi-purpose building Žabica Complex.

Within the Žabica Complex, the construction of a new bus terminal with at least 14 platforms, a public garage with at least 800 parking spaces, and commercial and business premises with a gross area of up to 8,000 sq.m. have been envisaged.

The agreement was signed by the mayor of Rijeka, Marko Filipović, the director of Rijeka plus Željko Smojver, and the director of the company Best in Parking – development, Johann Breiteneder.

Mayor Filipović expressed his satisfaction with the signing of this agreement, due to which the obligations of the buyer of the real estate commence to run, among others, the buyer should obtain a valid building permit and begin the construction of the Žabica Complex within 14 months after the signing date of the contract and he should complete it within two years after the date the building permit becomes legally valid. In the preparatory phase, which begins today with the signing of the contract, the buyer undertakes to supplement the existing documentation, since it was created ten years ago and the regulations have changed in the meantime.

“I think that the deadlines are realistic and that some things can be accelerated in the preparatory phase” said Mayor Filipović, expressing the hope that the buyer would justify the trust bestowed and would realise the project within the given deadlines.  With the realisation of this project, Rijeka will get a modern bus station and a garage, and the City of Rijeka, together with the buyer of the real estate at Zapadna Žabica, will build a continuation of Riva Street, important not only as an access point to the new complex, but also as a connection between Riva Street and D403 road. After moving the bus station to the new location, Žabica Square will be renovated, thus enabling us to change the traffic flow in downtown Rijeka.

sIGNED AN IMPORTANT AGREEMENT FOR THE FUTURE DEVELOPMENT OF RIJEKA

The investment in the Žabica complex, which value is estimated at EUR 70 million, will engage the construction sector with accompanying activities, continuing a series of public and private investments in Rijeka that will greatly contribute to the development of Rijeka.

The agreement lays down that after the public parking lot Putnička Obale ceases to exist, the buyer shall provide 150 parking cards for tenants and craftsmen in the Žabica Complex.

The director of the company Breiteneder expressed his satisfaction that Best in Parking – development had met the conditions of the competition for the sale of real estate, and thereby had met the conditions for signing the agreement and initiating the project realisation.

“We are looking forward to the start of such an important project in Rijeka. Žabica is our fifth location in downtown Rijeka. We believe in Rijeka and in the development possibilities of this city. We believe that the Žabica Complex with the new bus station, garage and commercial part is an exceptionally important project that can be considered a future city hub. On the one hand, the new city hub will connect the surroundings of Rijeka with the city centre, and on the other hand, it will enable the city centre to become greener and smarter by reducing individual traffic.

“We believe that we will meet the expectations of the City of Rijeka and that we will work well together,” concluded Breiteneder.
